If you currently live in a 2 BHK in Noida or Delhi-NCR and want to upgrade to a genuine 3 BHK — 1,650 Sq.Ft. or more — Greater Noida offers more space per rupee than Noida. The construction timeline is 4–5 years post-RERA: factor that into your housing plan. If you have a current home, this works as a planned upgrade.

Frequent air travellers (business professionals, NRIs)

Sector MU is approximately 25 minutes from Noida International Airport at Jewar. For someone who flies domestically or internationally 2–4 times a month, this is a meaningful quality-of-life factor. Comparable projects near IGI (Delhi) or T3 are significantly more expensive.

Long-horizon real estate investors (5+ years)

The Yamuna Expressway corridor is early in its growth trajectory — the airport is operational, metro and RRTS extensions are planned, and institutional development (Knowledge Parks, logistics zones) continues. If you are comfortable with a 5+ year hold, this corridor has structural tailwinds. This is not a 12-month flip play.

Buyers who value branded developer delivery track records

Hero Realty is the real estate arm of the Hero Group. This is a pre-RERA project. The construction timeline is 4–5 years post-RERA registration. Buyers expecting to sell at a significant premium within 12–24 months are taking on additional risk — resale of under-construction pre-RERA units has limited liquidity in this market.

Buyers who need metro connectivity now

Greater Noida's metro is limited to the Aqua Line, which terminates at Depot station. Sector MU does not have direct metro access today. Metro extension proposals exist but have not been confirmed with a completion date. If you commute daily by metro, Noida is the better city for now.

Buyers who need immediate neighbourhood maturity

Sector MU is a developing sector. Malls, hospitals, and established school catchments are available in adjacent sectors (Zeta, Omega, Chi) — a 10–15 minute drive — but not within walking distance yet. If you need a ready neighbourhood from day one of possession, factor this into your decision.

Buyers who cannot comfortably lock ₹10L for 60–90 days

The EOI cheque of ₹10 Lakhs is held until RERA registration. If this amount represents financial pressure — not comfortable capital — don't submit the EOI. The EOI is designed for buyers with clear buying intent and available capital.
