🔜 Future Phases

Subsequent phases will expand capacity to over 70 million passengers annually, adding more runways, terminals, cargo facilities, and a dedicated MRO (Maintenance, Repair & Overhaul) zone.

The airport site is one of Asia's largest planned aviation hubs by ultimate capacity. IATA and DGCA approvals are in place for phased expansion aligned with demand growth.

🛣️ Expressways — Greater Noida's Road Grid

FNG Expressway ✅ Operational

The Faridabad-Noida-Ghaziabad Expressway (NH-334B) runs adjacent to Sector MU — making it one of very few Greater Noida sectors with direct ring-road frontage. Provides multi-city connectivity without entering Delhi. Key reason Hero Realty acquired land here.

Yamuna Expressway ✅ Operational

The 165-km six-lane expressway connecting Greater Noida to Agra. Now the primary route from Greater Noida to Jewar Airport (DXN) — journey time roughly 25 minutes from Sector MU. One of India's most modern expressways.

Eastern Peripheral Expressway ✅ Operational

The 135-km expressway connecting Kundli (Haryana) to Palwal via Greater Noida. Enables truck and freight bypass around Delhi and connects Greater Noida to DMIC-belt industrial zones.

Noida-Greater Noida Expressway ✅ Operational

Core internal spine connecting Noida's sectors to Greater Noida's institutions, metro terminal, and Pari Chowk. Metro Aqua Line runs parallel to this corridor.

🚇 Metro — Aqua Line & Airport Link

✅ Aqua Line — Operational

The Noida Metro Aqua Line runs from Sector 51 (Noida) to Depot Station (Knowledge Park II, Greater Noida). 21 stations connect Noida's core to Greater Noida's institutional zone.

Nearest stations to Sector MU are in the Knowledge Park / Pari Chowk area — approximately 8–12 minutes by road from the project.

🔜 Noida–Jewar Airport Metro (Planned)

A dedicated metro corridor from Noida Sector 148 (existing Aqua Line terminus extension) to Jewar Airport (DXN) is planned. This line will run largely parallel to the Yamuna Expressway.

When operational, this will make Greater Noida sectors including Sector MU directly connected to the airport terminal by rail — eliminating road-traffic dependency for airport access.

🚄 RRTS — Rapid Rail Transit System

✅ Delhi–Meerut RRTS (Operational)

Phase 1 of the Delhi-Meerut Regional Rapid Transit System is operational with Sahibabad station active. Travel speed: 160 kmph. From Sahibabad station, Sector MU is ~35 minutes by road.

🔜 RRTS Extension Plans

RRTS coverage is planned to extend toward the Jewar corridor by 2030, potentially reducing airport-to-NCR travel to 20-25 minutes. Multiple corridors under evaluation.

What This Means

Greater Noida already has superior mass transit versus comparable price-point cities. Each new RRTS and metro connection shrinks the effective distance to Delhi — the fundamental driver of NCR residential values.

🏭 DMIC, Film City & Emerging Projects

DMIC — Delhi Mumbai Industrial Corridor 🔜 In Development

The DMIC passes through the Greater Noida region. Industrial park development brings manufacturing, logistics, and services employment — each new industrial unit creates housing demand in the surrounding residential sectors. Greater Noida is positioned to absorb a significant share of DMIC workforce housing.

UP Film City 🔜 In Development

A large-scale Film City is planned near the Yamuna Expressway zone in Uttar Pradesh. Projects of this type generate creative economy employment, hospitality demand, and service sector jobs — all of which require residential supply in the adjacent areas.

Why Greater Noida Has the Strongest Infrastructure Stack in NCR (2026)

No other NCR submarket simultaneously has: an operational international airport within 25 km, four expressways, a live metro line, RRTS access, and two major industrial/entertainment projects in the pipeline. Greater Noida (especially the FNG-Yamuna corridor around Sector MU) is the convergence point of all of these.

Gurugram built its premium on DLF Expressway + IGI adjacency. Noida built on IT parks + Delhi Metro. Greater Noida is building on Jewar Airport + FNG + RRTS — a wider and more diversified infrastructure base than either of its predecessors had at equivalent stages of development.

Greater Noida Infrastructure — Frequently Asked Questions

What infrastructure projects are coming to Greater Noida in 2026? +
In 2026, Greater Noida has one major project already delivered: Noida International Airport (Jewar / DXN), which opened Phase 1 in March 2026 with 12 million passengers per year capacity. Upcoming projects include the Noida–Jewar Airport Metro corridor (planned), DMIC (Delhi Mumbai Industrial Corridor) industrial park phases, and UP Film City near the Yamuna Expressway zone.
Is Jewar Airport open in 2026? +
Yes. Noida International Airport (IATA: DXN) at Jewar had its Phase 1 inaugurated by PM Modi on March 28, 2026. It is operational with one runway and one passenger terminal. Airlines currently flying include IndiGo, Air India Express, and Akasa Air. The airport is approximately 25 minutes from Sector MU via Yamuna Expressway.
Is the FNG Expressway complete in 2026? +
The FNG Expressway (Faridabad–Noida–Ghaziabad, NH-334B) is operational through Noida and Greater Noida in 2026, including the stretch adjacent to Sector MU. Some sections towards Faridabad are still being commissioned. The expressway provides direct multi-city connectivity without entering Delhi — a major advantage for Sector MU residents.
What is the status of Greater Noida Metro in 2026? +
The Noida Metro Aqua Line is fully operational in 2026, running from Sector 51 (Noida) to Depot Station (Knowledge Park II, Greater Noida) across 21 stations. The nearest stations to Sector MU are approximately 8–12 minutes away. A dedicated Noida–Jewar Airport Metro corridor is planned but not yet under construction as of August 2026.
What is DMIC and how does it affect Greater Noida? +
DMIC (Delhi Mumbai Industrial Corridor) is a 1,500 km industrial development corridor. The Greater Noida section includes a dedicated industrial park that will house manufacturing, logistics, and service-sector companies. New industrial employment directly drives demand for residential housing in nearby sectors — including Sector MU. The DMIC industrial park is in development phase as of 2026.
How does Jewar Airport affect property in Greater Noida? +
Jewar Airport (DXN) creates demand for residential property in two ways: airport-proximity premium for buyers who travel frequently, and economic growth from ancillary development (cargo, logistics, hospitality, retail) that creates local employment. Sectors on the Yamuna Expressway corridor — including Sector MU — are positioned closest to these effects. Historical precedent from IGI Airport (Gurugram) and Bengaluru Airport show 15–25 year appreciation cycles in airport-adjacent micro-markets.
Which Greater Noida sector is near Jewar Airport? +
Sectors along the Yamuna Expressway corridor are closest to Jewar Airport (DXN). Sector MU is approximately 25 minutes from Jewar Airport via Yamuna Expressway — one of the shorter commutes from a premium residential sector. The FNG Expressway intersection at Sector MU provides direct access without city-centre congestion.
Is Greater Noida better than Noida for property in 2026? +
Greater Noida and Noida serve different buyer profiles. Greater Noida offers larger land parcels, lower density development, GNIDA-controlled land authority (cleaner titles), and direct proximity to Jewar Airport. Noida is more established, better metro-connected to Delhi, and has a larger existing rental/commercial ecosystem. For buyers with a 5-year horizon focused on emerging infrastructure, Greater Noida — particularly the FNG and Yamuna Expressway belt — is seeing the most active institutional developer activity in 2026.
