Subsequent phases will expand capacity to over 70 million passengers annually, adding more runways, terminals, cargo facilities, and a dedicated MRO (Maintenance, Repair & Overhaul) zone.
The airport site is one of Asia's largest planned aviation hubs by ultimate capacity. IATA and DGCA approvals are in place for phased expansion aligned with demand growth.
The Faridabad-Noida-Ghaziabad Expressway (NH-334B) runs adjacent to Sector MU — making it one of very few Greater Noida sectors with direct ring-road frontage. Provides multi-city connectivity without entering Delhi. Key reason Hero Realty acquired land here.
The 165-km six-lane expressway connecting Greater Noida to Agra. Now the primary route from Greater Noida to Jewar Airport (DXN) — journey time roughly 25 minutes from Sector MU. One of India's most modern expressways.
The 135-km expressway connecting Kundli (Haryana) to Palwal via Greater Noida. Enables truck and freight bypass around Delhi and connects Greater Noida to DMIC-belt industrial zones.
Core internal spine connecting Noida's sectors to Greater Noida's institutions, metro terminal, and Pari Chowk. Metro Aqua Line runs parallel to this corridor.
✅ Aqua Line — Operational
The Noida Metro Aqua Line runs from Sector 51 (Noida) to Depot Station (Knowledge Park II, Greater Noida). 21 stations connect Noida's core to Greater Noida's institutional zone.
Nearest stations to Sector MU are in the Knowledge Park / Pari Chowk area — approximately 8–12 minutes by road from the project.
🔜 Noida–Jewar Airport Metro (Planned)
A dedicated metro corridor from Noida Sector 148 (existing Aqua Line terminus extension) to Jewar Airport (DXN) is planned. This line will run largely parallel to the Yamuna Expressway.
When operational, this will make Greater Noida sectors including Sector MU directly connected to the airport terminal by rail — eliminating road-traffic dependency for airport access.
✅ Delhi–Meerut RRTS (Operational)
Phase 1 of the Delhi-Meerut Regional Rapid Transit System is operational with Sahibabad station active. Travel speed: 160 kmph. From Sahibabad station, Sector MU is ~35 minutes by road.
🔜 RRTS Extension Plans
RRTS coverage is planned to extend toward the Jewar corridor by 2030, potentially reducing airport-to-NCR travel to 20-25 minutes. Multiple corridors under evaluation.
What This Means
Greater Noida already has superior mass transit versus comparable price-point cities. Each new RRTS and metro connection shrinks the effective distance to Delhi — the fundamental driver of NCR residential values.
The DMIC passes through the Greater Noida region. Industrial park development brings manufacturing, logistics, and services employment — each new industrial unit creates housing demand in the surrounding residential sectors. Greater Noida is positioned to absorb a significant share of DMIC workforce housing.
A large-scale Film City is planned near the Yamuna Expressway zone in Uttar Pradesh. Projects of this type generate creative economy employment, hospitality demand, and service sector jobs — all of which require residential supply in the adjacent areas.
No other NCR submarket simultaneously has: an operational international airport within 25 km, four expressways, a live metro line, RRTS access, and two major industrial/entertainment projects in the pipeline. Greater Noida (especially the FNG-Yamuna corridor around Sector MU) is the convergence point of all of these.
Gurugram built its premium on DLF Expressway + IGI adjacency. Noida built on IT parks + Delhi Metro. Greater Noida is building on Jewar Airport + FNG + RRTS — a wider and more diversified infrastructure base than either of its predecessors had at equivalent stages of development.
