PM Modi inaugurated Jewar Airport (IATA: DXN) on March 28, 2026. Phase 1 capacity: 12 million passengers per year. Here is what this means — now, not eventually — for Greater Noida real estate.
Prime Minister Narendra Modi inaugurated Phase 1 of the Noida International Airport at Jewar, Gautam Buddha Nagar, Uttar Pradesh. The ceremony was attended by senior state and central leaders.
Phase 1 includes one runway and one passenger terminal with a handling capacity of 12 million passengers per year. The airport's IATA code is DXN.
Initial domestic flights commenced with IndiGo, Air India Express, and Akasa Air among the first operators. International routes and 24-hour operations are planned in subsequent phases.
Location
Jewar, Gautam Buddha Nagar District, UP — serving NCR and western UP
Phase 1 Airlines
IndiGo · Air India Express · Akasa Air (additional carriers being added)
Future Phases
Capacity planned to expand to 70M+ pax/year across multiple terminals
Metro Link
Noida-Jewar Airport Metro line planned from Sector 148 on Aqua Line
Airport-adjacent real estate in India has a proven track record of appreciation — but the largest gains have come not during construction, but after operations begin. Bengaluru's KIA, Hyderabad's RGIA, and Mumbai's T2 all followed the same pattern: announcement-phase buzz, construction-phase consolidation, then operations-phase sustained appreciation.
Jewar Airport is now in the operations phase. That is significant because:
Demand Becomes Real
Airport staff, airline crew, cargo logistics workers, and hospitality workers need housing near the airport. This is real residential demand, not speculative.
Commercial Activity Follows
Hotels, warehousing, aviation MRO facilities, and business parks cluster within 30-40 km of operational airports. Each brings jobs and residential demand.
Infrastructure Spending Increases
Government spending on road widening, metro connections, and utility upgrades accelerates once an airport is operational — not while it is under construction.
